SAN JOSE — Seven office buildings could sprout in north San Jose, creating a huge new tech hub on the site of a long-time Fry’s Electronics store, according to detailed new plans filed with city officials.
The development could create millions of square feet near the interchange of Interstate 880 and East Brokaw Road, the San Jose plans disclosed.

“The proposal is for a new office campus development of up to 2 million square feet,” according to plans that an affiliate controlled by Campbell-based Bay West Development.
The existing Fry’s Electronics building totals 858,200 square feet, the city plans state.
The north San Jose Fry’s store features a Mayan theme and is designed to resemble parts of the main temple at the Chichen Itza site on the Yucatan Peninsula.
The existing structures on the site, including the consumer electronics store, would be bulldozed, the planning documents show.

“The San Jose store pays tribute to the first astronomers, the Mayans, with settings from Chichen Itza,” the Fry’s website states.
The tech campus development proposal is pushing ahead at a time when Fry’s Electronics faces a future in which online shopping continues to grow in popularity, a structural shift that has jolted brick-and-mortar stores.

The economic uncertainties unleashed by the coronavirus have intensified the pressure on retailers, including Fry’s Electronics.
Santa Clara County property records indicate that, through an affiliate, Bay West has an ownership interest in the Fry’s parcel.
The buildings proposed for the campus would be eight stories high, the planning documents state. Two parking garages would be part of the project.

“The project is expected to be constructed in three or four phases,” according to the development proposal.
